Food:
Salmon sashimi, negotori mini temaki, unagi handroll, dragon roll, and ikura chawanmushi were average. We were only satisfied with the Aburi Engawa and the ikura sushi. Waygu shabu shabu was really, REALLY bad. The audacity to serve such thin slices that fell apart easily when picked up using chopsticks. Couldnt even properly taste the meat and it's such a waste of the wagyu.
Service:
Food took a while to be served and wasn't served completely. They missed out on our Salmon and Negotori and we have to asked them for it. Then towards the end, came a lady who started clearing our table when we were still seated down, chatting while trying to finish our drink. What happen to basic courtesy of waiting for customers to leave before clearing the table? What's the rush when it's not even near to closing time. To me, it's just rude to do that. Prices weren't cheap. Our total bill came up to 90plus for 2 paxs (And the most expensive item was the waygu. Damn).
I am really puzzled with the high google rating. There are alot of other japanese restaurants in the vicinity that offer better and fresher food and services and for that, I will not recommend this place and will not be back.

The spicy aburi salmon roll looks good on the menu but the actual roll? Where's the aburi, chef?
The steak on the don is dry. However, mixing the egg in the rice gives it a silky smooth glace and fragance.

First time dining here, though we have eaten a few times at the Katong l12 store.
It was nice that they had a couple of staff from the Katong store here. Foodwise, there was some confusion as to our orders, as we were not able to use the QR code and ended up ordering with the staff. But in the end, all was settled and the food came out within a short time.
The sushi was fresh and freshly made, with the exception of the two handrolls where the nori was a little dated and not crisp and fresh. The ika was also slightly hard. I loved the sushi mentai and the unagi pieces.
Overall, it was a good meal and we will certainly be back.

A nice new place at Tampines - prices are decent, service and atmosphere is good! Really liked the thick sashimi pieces, and the seafood garlic fried rice was perfect for me. However, the teriyaki chicken don was quite disappointing - the chicken was a little tasteless and tough with little sauce. We managed to save it by asking for more sauce, which made it much better. Staff asked for feedback at the end of our meal, so I was honest and told her about the chicken and she gifted us mochi desserts as service recovery. Will definitely still come again to try other dishes!

Price is decent, if not slightly lower than the rest of the sushi restaurants. Selection is ok and food was pretty good. I had their salmon teriyaki don and it was nice. My favourite is the mentaiko sushi roll because the mentaiko sauce was generous.
Overall good experience and staff was friendly and attentive. We spend around 50+ for 3 pax.

The salmon belly miso soup and salmon + avocado salad were nice! Great to have a good Japanese food alternative in Tampines area. Service staff was also attentive. It is value for money as well despite the restaurant interior looking premium and expensive

Good first experience with a late lunch at 2 pm. I like that the menu was quite extensive. The gyuniku tataki was especially delicious with its tanginess. Overall, the food was decent and well presented.

Loved this newly opened Japanese restaurant in Tampines Mall! Food was good, service was efficient (I’m amazed at how quickly our green teas were refilled and how fast our food was served), and prices were surprisingly decent.

Mostly good except for the chicken teriyaki which was abit bland, flavourless and skin missing a good crisp texture.
Rest of food was actually above our expectations. We ordered 2 sakes as well! And received complimentary mochi ice cream from the staff.
Very thankful. Will be back! One of the better restaurants in Tampines for sure

Crowded even at 2pm. Food is good, the maki is true to picture in menu and value for money. However, the beef in Jul special is tough and looks nothing like the picture in menu but the accompanying tempura vege taste good. Salad is fine with generous serving of sashimi.

The food was alright, loving the pork katsu that is pf natural flavour and not salty. The tempura is rather oily and the oysters are salty. However, the service was excellent and came to refill tea many times! The spotlight puts you in heat, but I guess it is time to go.

Staff was very nice to let me choose my seat as i didn’t want the seat at the entrance. i noticed that they were very flexible. while they are on mobile order, an elderly couple struggled to navigate and order. The staff was flexible to take their order on the spot.
overall atmosphere was great, it wasn’t noisy though it was quite packed.
Their salmon sashimi was on an opening promotion. it’s thick and fresh. value for money.
i love this special chawanmushi that is flavourful so much so that i ordered 2 of it.
tried their Spicy soft shell crab sushi. personally felt that its too spicy to my liking (i generally can take spicy). it overpowers everything else.

It’s a good place to eat nice sushi that’s affordable. The honmaguro sushi is nice and the spicy niku nabe is delicious, tastes like kimchi soup but more delicious! The salmon sashimi is very thick and generous in portion size. Ate twice already at this restaurant. Definitely will come back again.

Menu is just like sushi tei / itacho. The tempura was hot and the batter was crispy and fluffy. No dipping sauce provided so I just dipped into the soba sauce. Soaks up the sauce well. Ingredients all taste very fresh. Nigiri sushi had a generous cut and the maki was generously covered in ebiko. But the chasoba was too overcooked. I usually order soba at every jap restaurant like this and this one fared quite badly. The dipping sauce was slightly over diluted as well. Other than that, everything else was good. Ambience was really nice too as I went on a weekday afternoon

New Japanese restaurant in Tampines Mall, very affordable and family friendly. My third visit since they opened last month. They serve Otoro and Uni Sashimi too. Their menu has a wide variety of Japanese Cuisine. Their Specialty is their Specialty Makimono Rolls. I would recommend the Mentai Salmon and Soft Shell Crab Roll. Their style is a little like Izakaya, many choices. Came here for dinner around 730pm on a Wed and queue can be observed already. One thing about the restaurant is they play piano music, which is v calm and not very loud. One of the better Japanese restaurants in Tampines central. A huge thanks to Mandy and Rachel for their exceptional service in hosting us. Do expect their service to be slower during peak hours due to short of manpower :)

This is my first time at Sushi Zanmai and I have to say I was totally surprised that the quality of food we get for this price. Every dish we ordered tasted pretty good and was on par with most of the other popular Japanese joints in Singapore. The only problem I had was that the service was too slow.

Visited Sushi Zanmai at Tampines Mall and was pleasantly surprised by the variety and freshness of the food. The sashimi was fresh, the sushi rolls were nicely presented, and everything tasted delicious. Portions are generous and the prices are very reasonable for the quality you get.
Service was prompt and friendly, and the atmosphere was casual yet comfortable —Will be coming back again for sure!
